About Sherford
In excess of £1billion will be invested in Sherford to create 5,500 homes alongside shops, businesses, leisure facilities, schools, parks and woodland.
Sherford is already bringing considerable new business and commercial opportunities to the area and will inject £2 billion into the local economy.
Sherford covers both local authority areas. The initial first phase of homes is largely in the Plymouth area, however as Sherford progresses, construction will focus on building homes in the South Hams.

The Sherford Consortium is a partnership of award-winning national homebuilders, Bovis Homes, Linden Homes and Taylor Wimpey.
The first part of the main road into Sherford is open. Work will start on Main Street, the main arterial road through Sherford onto Deep Lane and the A38, in early 2019.
The first part of Sherford’s main street is already open to the public, and this will grow significantly over the next two to three years, with the addition of business and commercial space.
The first section of the extensive 500-acre community park opened to the public in the summer of 2018. Free to use and explore, it can be accessed from Sherford Road.
Meetings have been taking place with potential operators, with designs and tenders set to be submitted in early 2019. We hope that the centre will be complete in 2020.
Sherford is set to be one of the greenest new communities in the UK, with over £1 million already invested into eco-friendly initiatives, including creating wildlife corridors and extensive planting.

Sherford Vale opened in September 2018. It is sponsored and run by Westcountry Schools Trust and offers 420 primary places available to children between the ages of 2-11. Visit the school website for more information.
The 2 and 2a bus route - operated by Stagecoach - connects Sherford to Plymstock, the city centre, railway station and into Cornwall.
Transport links will be available at Sherford, including Park and Ride sites, with links throughout the community, and National Cycle Network connections, with links to existing bridle ways.
Drive along Sherford Road until you reach the car park at the southern edge of Sherford. A path from Sherford is expected to open in early 2019 to create a walkable route.
Formal play areas will be created as more houses are built. By spring 2019, residents will be able to use Sherford Vale sports pitches, as well as having a walkable route to the Country Park.
Waste collection is currently being carried out by Plymouth City Council. This is for both residents in Plymouth and South Hams. Currently, collections are via the bin communal bin stores.
South Hams District Council is currently looking into the provision of a post box at Sherford and has contacted Royal Mail.
There are currently two defibrillators at Sherford, one at Sherford Vale primary school and the other within the Groundfix site compound.
Yes, all secondary school children that attend Ivybridge Community College are entitled to free transport, regardless of whether they live in the Plymouth or South Hams.
The first toucan crossing is planned to be operational on Hercules Road during 2019 as part of the traffic calming measures throughout the development.
There have been discussions regarding the provision of a temporary shop, which the Sherford Consortium would look to implement subject to interest and support from residents.
The Management Company has been formed, so they will make contact about charges in due course. The charge is dependent on the type of property, so residents are encouraged to approach their relevant developer in relation to their individual property.
Buying at Sherford
Sherford is a community open to all and as such, we have already seen that it is appealing to a wide range of people. There are hundreds of people already happily settled at Sherford, including first time buyers, military personnel, local families and retirees.
A variety of homes, from apartments and town houses, to mews and detached properties, are available to suit a range of needs and budgets. Each developer has a range of finishes and fittings available and property prices start from £174,950.

Help to Buy is a Government backed equity scheme, enabling homebuyers to purchase a new home with just 5% deposit and a 20% Government equity loan. You can find out more here.
Currently, there is not such an initiative in place for homes at Sherford.
Affordable housing is a term that refers to social rented housing, shared equity and shared ownership schemes. Across the whole of Sherford, 20% of the homes will be dedicated to affordable housing – that’s more than 1,000 homes. Within the first phase, there will be 122 affordable homes and 24 will be wheelchair adapted homes.
Those in need of an affordable home, or wishing to be considered, need to apply to Devon Home Choice, for rented accommodation. Properties for rent will be advertised through Devon Home Choice and allocated in accordance with the Section 106 agreement and the Local Lettings Plan for Sherford. For part ownership, register with Help to Buy South West.
Working at Sherford
On completion, there will be 84,000sqm of commercial and employment space at Sherford, with 5,000 jobs available in the town’s business, shops and facilities. A commercial agent has been appointed.

As part of a long-term travel plan for the area, Sherford has been designed to link with key road infrastructure improvements – making commutes easier and safer.
Decisions regarding the status of Sherford Road are not and have not been made by the Sherford Consortium. They have been developed through a collaborative design process involving by Devon County Council, Plymouth City Council and South Hams District Council.
Those using the new section of Sherford Road must be aware that it has a new layout and is no longer the country lane they may have used previously. It should be approached with caution, mindful of the speed limit, other road users and the kerbs.
As the town expands, in time Sherford Road will become a street within a residential area, integrated into the new community, used neither as a primary route to access the A38, nor as a thoroughfare for Sherford residents.
